Our Process

Design-Build (DB) is a project delivery method used in the construction industry to deliver a project in which the design and construction services are contracted by a single entity known as the design–builder or design–build contractor.

Marand Builders provides Design-Build Services to many of our repeat clients.  The Design-Build delivery method is a best practice for delivering a construction project for clients that desire a faster project delivery time frame and/or understand the value of input from the CM/GC early in the process.  Design Build improves overall schedule durations by overlapping the design phase and construction phase of a project and removes the competitive bid and evaluation timeframe. Furthermore, clients and owner’s benefit from the shift of risk to the Design Builder that once was carried by the client in the traditional delivery method of Design-Bid-Build.   

 Marand assumes the lead role as the Design-Builder and is the sole contract holder with the client.  We partner with various design and engineering firms based on the best fit for the client and the project.  Our Preconstruction staff dedicates a Design Manager for the project who is responsible for coordinating all facets of the project between the client, design and engineering teams, and local permitting authorities.  During the design phase, Marand provides constructability review, value engineering/cost saving analysis, and budget pricing to ensure client goals for performance and cost are met. This early collaboration with the contractor reduces the overall project schedule, reduces conflicts and potential change orders during the construction phase that reduce costs, and allows the contractor to source long-lead materials in advance of final design. 

 Similarly, Marand partners with many clients to provide Preconstruction Services with an agreement to negotiate the construction phase via a Cost-plus fee with a GMP or other open-book method contract. The sole difference from Design Build is the contractual agreements with the design and engineering teams are direct with the owner.  However, many of the same benefits described above are still provided to the owner.
